Resolve tax liens and judgments

Title companies often require that property owners resolve outstanding business tax liens or judgments before a property can be sold or refinanced.  Financial institutions also require lien/judgement resolutions before securing a loan.  Taxpayers may also wish to settle their outstanding business tax liens or judgments with the City in lump sum using guaranteed funds.  These settlements are often referred to as tax lien & judgment payoff requests.

Business tax payoff requests are handled by the Settlement Group within the Law Department Tax and Revenue Unit, and should be sent via email to amountdue@phila.gov.

The email’s subject line should include:

  • Address of the property being sold/refinanced or secured
  • Defendant taxpayer’s name
  • Whether it’s an “initial request”, “status of initial request”, “additional information”, or “updated payoff request” Transaction/Closing date

Initial requests must include all City of Philadelphia lien or judgment docket numbers; or a copy of the lien or judgment;  and/or a copy of the title report.

Separate requests should be sent for each property address being sold, refinanced or secured.

This email address is not for taxpayers seeking payment agreements or tax clearances.
